An MLS (Multiple Listing Service) is the database where listing data is stored and shared, while a REALTOR® Board is the membership organization that governs who can access and use that data. In some markets, the Board and the MLS operate under the same organization; in others, they are separate. IDX Broker's coverage pages list both — the MLS Coverage page focuses on data feed providers, while the REALTOR® Boards page lists local boards and associations by state, helping agents identify which board governs their IDX participation rights.
You can search the IDX Broker REALTOR® Boards directory at idxbroker.com/idx_boards, which lists supported boards organized by state and region. If your board is listed, you can click through to view details. If your board is not listed, contact IDX Broker at (541) 343-3912 — the team can help determine whether your board's MLS data is accessible and what steps would be needed to add it.
Yes. IDX participation rules vary by board and MLS. In most markets, individual agents can participate in IDX with the permission of their broker. IDX Broker works with both agents and brokers. If you are an agent and are unsure whether your local board allows individual agent IDX participation, IDX Broker's team can help you clarify your board's rules — call (541) 343-3912 or email info@idxbroker.com.
In IDX and MLS terminology, a Participant is a Broker member — specifically the Principal Broker member of a Multiple Listing Service. A Subscriber is a non-Principal Broker member, such as an individual agent. Whether Subscribers can display IDX data independently depends on the rules of the local board or MLS. IDX Broker can help you determine your eligibility based on your specific board's policies.
IDX Broker does provide some coverage for Canadian real estate boards; you can view the Canadian board directory at idxbroker.com/canada. However, sold listing data and Virtual Office Website (VOW) services are not currently supported for Canadian real estate systems, including boards operated by CREA and TRREB. Canadian REALTORS® should contact IDX Broker directly to discuss what features are available for their specific board.
