Your IDX Broker account includes several syndication tools for publishing your listings to third-party websites. To access these, go to My Preferences --> Syndication in your control panel.

Here you will be turning xml links on or off. Each xml file is tailored to the syndication sites' specifications, which are unique for each company. Generating an xml link here provides you with a URL to submit to the company in question, but does not automatically submit the feed on your behalf.

To syndicate to any website, select the checkboxes to turn on the links. To include supplemental properties in the feed, select the second checkbox for each feed as well.


Once enabled, your syndication links will generate during the next update. Syndication links are updated once daily.

Once the links generate, you will need to submit them to the sites you have chosen. All other syndication sites will require you to go through their submission process. (NWMLS customers have one exception; once you have entered a username and password for your Realtor.com feed, you will be able to automatically submit to Realtor.com.)

The submission process for each site will be unique, and may change from time to time. Links to each site are provided within your control panel. Click those links to go to the syndication site, log in to your account with the syndication service or create a new account, and then follow their step-by-step instructions to submit your xml link. In most cases, once you have submitted your link, the syndication service will check that link daily for updates, and no further action will be required from you.

Your syndication tools also include a standard and advanced RSS feed. The basic RSS feed can be provided to your site visitors or others, allowing them to subscribe to your new listings. It may also be accepted by other syndication sites who will accept a standard RSS feed.

The advanced RSS feed includes non-standard fields and will generally not be readable by RSS readers. This feed is a tool for advanced developers who wish to parse this listing information on their own as a way to populate custom tools on their website.

Note: Syndication links will only include your own listings, and will generally match the listings displayed on your featured properties page. Some syndication services do not support all propety types. If you do not have any featured listings, you will not be able to use syndication services.

Below are some answers to common questions about the Syndication Tab:

Do my syndication feeds contain all listings from the MLS?
No, these feeds only contain your featured listings, which are any listings in the MLS that are associated with your agent ID.

I logged into my control panel and enabled all the feeds. Is that all I need to do?
No, there is one extra step you must take after you enable your feeds. Once you've enabled the feeds, the system will generate your special syndication link during the next update, at approximately 9:30pm PST. Once the links have generated, you'll need to visit each site you've chosen and submit the feed. The submission process for each site will be unique and may change from time to time. Each site should provide step-by-step instructions for you to submit your link. Note that in most cases we have customized the feed link to match the parameters established by each syndication partner.

What if I have no active (featured) listings?
If you have no active listings, the system will not build your syndication feeds. Once you have active listings, the system will generate your feeds.

I want to submit my listings to Google Base, but I don't see a link available. How do I submit my listings to Google Base?
IDX Broker will automatically syndicate your listings to Google Base. There is no link available for you to submit, because we are already sending your listings to Google, automatically!

I want to submit my listings to a site that is not displayed on my Syndication Options page. How can I do this?
You can use your basic or advanced RSS feed to submit your listings to any other real estate search site that accepts listings via an RSS feed. You will find the RSS feeds at the bottom of your Syndication Options screen in your control panel.
