Building Customized Address-Based Search Results

One of the most popular ways to use IDX Broker's Custom Links tool is to create separate search results pages with listings broken out by neighborhood, subdivision, or area. In many metropolitan areas, a subdivision may be contained within one single building and share the same street address. Listings in many high-rise condo complexes or townhome communities in urban areas may share a street address. In these cases, you may want to build your area-based custom links using the Address Search tool.

You can build your address-based custom links in IDX Broker under Customize -> Custom Links. Choose the Address Search option on this page.


Enter in the street address for the community you would like to feature in your custom search results. Click the Generate Link button. A link will appear at the top of the screen that you can copy and paste onto your website.

View your new link to see all of the listings at that street address.



You can also use the Custom Slideshow and Custom Showcase widgets included in IDX Broker to display address-based listings on any web page!


Review Leads in IDX Broker

Every IDX Broker account includes a full set of Lead Management tools. Here, you can review all of the leads who have submitted their information via your IDX pages. Your leads are stored in IDX Broker under Lead Management -> Manage Leads. There are three important sections to focus on when reviewing leads.

Lead Information
This is the first area you will see after clicking on a lead. Here you will find any information that your lead has submitted using one of your IDX contact forms. If you are currently working with this lead, you can fill in the empty fields with their relevant contact information. You'll also be able to tell which type of IDX form they filled out as well as their login and email preferences for their My Listing Manager account.


Saved Searches
Here you will be able to see any saved searches your lead has saved. Leads receive daily email updates with new listings that match these saved searches. At the top of this section, you'll see a search form similar to the search forms on your IDX pages. Use this search form to save searches for listings that you think your lead may be interested in. Below the search form, you will see any existing saved searches associated with that lead. Links are provided below the search criteria, so you can easily view the same listings as that lead.


Saved Properties
Similar to Saved Searches, the Saved Properties section displays any listings that your lead has saved for future reference. This information will help you pinpoint the exact type of listing your lead is looking for. When you follow up with your lead, you can then suggest additional listings that are similar. There are also fields available for you to type in a MLS listing ID number and save properties you think your lead may want to view next time they login to their account.


Lead Information, Saved Searches and Saved Properties are an invaluable resource that lets you know exactly which type of properties they are looking to purchase. This knowledge gives you a serious advantage when making that first connection with your potential buyers.


Tracking Keyword Referrals

After your website and IDX have been up and running for a while, you will probably want to know how site visitors are finding your site. You may want to track keyword referrals from search engines to your site. Find out which keywords are sending the most traffic to your IDX pages.

There are two ways to track keyword referrals:
  1. Google Analytics - Sign up for Google Analytics. It's free and you'll get access to many tools and reports that will help you track activity on your website. Simply add Google's tracking code to the footer of your Global Wrapper and start tracking each and every IDX page load.
  2. IDX Traffic Stats - Each hit to your IDX pages is recorded in your account under My Dashboard -> Traffic Stats. Here, you can view each IDX page viewed, the referring URL, and browser and IP information about each site visitor. You can download this full report and import it into your favorite spreadsheet software for further slicing and dicing.



Tracking keyword referrals will give you insight as to how site visitors are getting to your site and IDX pages and provide you with guidance on how to optimize your marketing efforts!
